    I am playing with the idea of buying my first house.

    Anything I should I know? Any tips? Things you wish you had known?

    You may have to shop around for a mortgage lender who will look past the student loans. I did. That was the hardest part. Good luck!

    Thanks Johnie! After speaking with my bank, I'm going to wait until after I'm at my new area. So, let's restart this conversation in a year (as I'll likely have to sign a year lease with someone).

    Billie, one thing you may want to look into, instead of just a straight lease, it might be a good idea to look at leasing with a possibility of purchase, if that is available.

    If you are going to wait, then take the waiting time to look at your credit rating and work on that. Having pristine credit can open many doors for you. It did for us. We were able to get an excellent interest rate and very, very nice terms.

    It truly pays to get that stuff all lined up.

    Then, be sure to decide if buying is right for you! It's more expensive than renting, by far.
